North West Leicestershire District Council needs more homes to meet the needs of local people. Over time, the population has grown and people are living longer than ever before. This means more households are being formed, including older residents who may want to downsize, young people looking to leave home, and families needing more space. As a result, demand for homes continues to increase.
At the same time, rising house prices have made it harder for many people to buy or rent a suitable home locally. There is a clear need for a wider mix of housing, including affordable homes, so that people can stay close to their families, jobs and support networks.
Part of the site is identified as a draft allocation in the emerging Local Plan, which means the council considers it a suitable location for new homes.
What types of homes will you be delivering?
The development will deliver up to 115 high-quality homes, including a mix of properties suitable for first-time buyers, growing families and those looking to downsize. This mix ensures a range of options to meet the needs of local residents.
Affordable housing refers to homes made available below typical market prices to help people who may struggle to buy or rent privately. This can include homes for affordable rent or shared ownership. The aim is to provide secure and good quality housing for local people.
What is an outline planning application?
An outline planning application seeks approval for the principle of developing the site. It covers key information such as the proposed number of homes. In this case, details of access are also included, meaning the application is submitted as an outline application with some matters reserved.
How will you manage the impact on traffic?
The site is well connected to the existing road network, and we are also exploring opportunities to enhance sustainable transport options, such as walking and cycling routes. A Transport Statement will be submitted as part of the planning application, setting out an assessment of potential impacts on local roads and identifying appropriate mitigation measures.
What will be done to protect local wildlife and green spaces?
We want the development to support the natural environment and create accessible green spaces for local people. The plans will retain and protect existing habitats where possible and will follow a biodiversity net gain approach. New green spaces and planting will enhance the setting, while sustainable drainage systems will help manage surface water and reduce flood risk.
What are the timescales for the proposals?
The project is still in its early stages, with a planning application expected to be submitted in Summer 2026. Before this, public and stakeholder engagement is being conducted and the feedback reviewed and considered to establish how it can be used to shape the final plans.
How long will construction take?
The overall construction programme will depend on the final approved plans and the timing of the planning decision. Before any work can begin on site, planning permission must be granted by North West Leicestershire District Council and any necessary technical approvals agreed with Leicestershire County Council.
A Construction Environmental Management Plan will be prepared and agreed with the Council in due course. This will set out how construction activities are managed to minimise impacts on the surrounding area.
