Our vision for Heather

Across the country, rising housing costs are making it increasingly difficult for many people to find a home that meets their needs. Younger people are often unable to move out of their family home, growing families can struggle to find properties with enough space, and older residents may find it difficult to downsize while remaining in the communities they know.

Our vision is to help address these challenges by delivering up to 115 new homes designed to meet the needs of local people at different stages of life. The plans will provide a range of options for first-time buyers, growing families and those looking to downsize, including 30% affordable housing.

The site

Site location and concept plan

The site is to the north west of Heather, with Gadsby Road to the south and Normanton Lane to the north.

Part of the site has been identified in the North West Leicestershire Draft Local Plan as suitable for future housing. This means the local planning authority considers it an appropriate location for new homes.

Bellway Homes also has experience delivering homes in the local area, having previously secured planning permission for and built the nearby Gadsby Road development.

Our proposals aim to deliver a diverse range of homes for the local area, ensuring properties are available to suit the needs of local people at different stages of life, including:

Our approach

Tackling the housing demand with affordable solutions

Over the last 20 years, UK house prices have grown by an average of 74%. As housing costs rise, it has become increasingly difficult for many people to access suitable homes close to family, work or support networks. In response, the Government has increased national housing targets to help address the growing need for new homes.

30% of the homes we are proposing will be affordable. These homes will provide secure, good quality accommodation for people who otherwise may struggle to access suitable housing in the area.

Green space

Well connected areas for play, exercise and relaxation

The proposals will open up the site to the wider community by delivering new areas of high-quality green open space. These spaces will provide opportunities for exercise, recreation and relaxation, creating attractive places for people of all ages to spend time outdoors.

The plans will also connect new green spaces to the existing public footpaths that run through and around the site, ensuring these routes are retained and enhanced as part of the development. This will help maintain and improve access to the surrounding countryside while making it easier for people to move around the area on foot.

New play areas will be included within the open space, providing opportunities for children to play and be active close to home. The proposals may also include outdoor fitness equipment along walking routes, creating informal opportunities for exercise within the landscape.

Local infrastructure

Contributions to healthcare, transport and education

Alongside new homes, the proposals place a strong emphasis on the environment and the wider community. The development will feature new open green spaces for residents and the wider community to enjoy, alongside wildlife habitats that will enhance biodiversity across the site.

We will also contribute towards local infrastructure, including services such as schools, healthcare and transport. These investments help ensure that new homes are supported by the facilities communities need.

By delivering a carefully designed neighbourhood with a mix of homes, green spaces and improved connections, the proposals aim to create a development that contributes positively to Heather and supports both new and existing residents.
