Assessing infrastructure needs

Before submitting a planning application, we will carry out thorough assessments of local infrastructure, including roads, public transport, schools, healthcare and other essential services. This helps us understand current conditions and future demand, so that our proposals are planned in a way that supports the local area and avoids placing undue pressure on existing services.

Step 2

Agreeing infrastructure improvements

Based on our assessments, we will work closely with the local council and service providers to agree what improvements are needed and how they should be delivered.

This can include:

• Contributing to local services

  Developer contributions, secured through Section 106 agreements, can help fund investment such as additional school capacity and support for healthcare provision, guided by advice from the relevant organisations to ensure it is targeted where it is needed most.
• Improving transport links

  We will consider the impact of the development on local roads and identify measures to support safe and efficient journeys. This can include road improvements, traffic-calming measures and improved provision for walking and cycling.
• Enhancing green infrastructure

  The development can provide new and improved green spaces, including spaces to walk, exercise and enjoy the outdoors, alongside measures that support biodiversity and drainage.

Our conversations with service providers will also be informed by feedback we receive from the community during consultation. Understanding what matters locally helps to shape priorities and get the right outcomes.

Step 3

Submitting the planning application

With a clear understanding of infrastructure needs and proposed improvements, we will submit a planning application to the council. This application will set out the evidence behind our approach and explain how infrastructure requirements will be addressed as part of the development.

Step 4

Planning review and decision

Once we submit our planning application, North West Leicestershire District Council will review our application and our proposals for investment in local infrastructure.

They will also seek input from relevant bodies, such as the NHS, National Highways and local education providers, to ensure all relevant considerations are properly addressed. Should the council or statutory consultees require any changes to the proposals, these will be discussed and agreed upon before proceeding.

Step 5

Implementing infrastructure improvements

Any approved plans will come with legally binding agreements on infrastructure funding, ensuring that this is provided where it is needed. The planning permission will set out clear trigger points for this funding, ensuring that vital local infrastructure improvements are made in a timely manner, directly benefiting the community as the development progresses.
